《大行報告》交銀國際料本港樓價因新刺激措施而企穩
交銀國際發表研究報告指,港府新一份財政預算案宣布全面放寬樓市需求管理措施,預期對香港房地產市場影響正面。金管局同時宣布調整自用住宅物業及非住宅物業按揭成數,並暫停實施物業按揭貸款假設利率上升2厘的壓力測試要求,預期有助提升買家房貸負擔能力約4%至5%。 預算案提出2024/25年度賣地計劃中將有8幅住宅用地,連同市建局項目及鐵路物業發展項目,預計將提供合共1.5萬個單位。該行預計新措施有效刺激買家情緒,釋放被壓抑的需求,預料樓價將企穩,未來兩至三個月市場成交量料按年上升30%至50%。 交銀將2024年樓價預測從之前的下跌低於5%,上調至全年大致持平,相信專注於中端市場中小型單位、有充足貨源的發展商可跑贏大市,包括新地(00016.HK),給予「買入」評級,目標價127.6元。
