富豪物業代理董事:西營盤「尚瓏」料第三季再推30伙招租
百利保控股(00617.HK)及富豪酒店國際(00078.HK)舉行新春團拜,富豪物業代理董事衛振聲透露,旗下西營盤「尚瓏」去年第三季推出30伙招租,目前逾九成已租出,平均呎租介乎90至100元,今年將按實際情況計劃於第三季再推出30伙招租,因樓層差異,新一批單位租金水平料較上一批高,同樣會提供傢俱配套及酒店式服務。他表示,已出租的單位不排除於下半年連租約出售,料該批單位租金回報率可達3至4厘,現有單位亦會考慮出售,以滿足投資及自用需求。
另外集團旗下沙田九肚山「富豪· 山(峰)」累賣73伙,佔項目單位總數近一半,套現約43億元,平均呎價約2.7萬元,剩餘單位價值為約42億元。他表示,集團將根據經濟前景、息口等因素,部署於下半年推售,將相應提供按揭優惠及靈活付款辦法等。
其他發展項目方面,衛振聲表示,港島筲箕灣金華街項目已完成拆除工程,長沙灣青山道則期望於今年內完成強拍程序及進入收樓階段,但由於須審視市場情況,目前未有更進一步部署可透露。
他期望,即將公布的財政預算案可推出更多樓市支援措施,認為政府應根據市況全面審視政策,建議當局可再調整相關稅務優惠,例如將售價為400萬元或以下的物業首置印花稅亦降至100元,並為港人第二套物業提供稅務優惠,從而吸引資金回流至物業投資市場。
