過去周末(2月3日及4日)一二手銷售較為淡靜,當中十大屋苑成交繼續於個位數徘徊。 佳明集團(01271.HK)旗下青衣「明翹匯」,於上周六(3日)以約1,458萬標售3房1套單位,平均呎價約18,073元。項目至今累售729伙,套現逾49.4億。 二手方面,中原地產十大屋苑本周末錄得4宗成交,按周增加1宗或33.3%,成交最多為嘉湖山莊,有2宗,康怡花園及美孚新村各1宗,至於零成交屋苑有7個,與上周相若。 中原地產亞太區副主席兼住宅部總裁陳永傑表示,距離農曆新年尚餘不足一星期,市民普遍已收拾心情準備過年,亦有不少中大碼物業業主及買家已離港外遊,近日睇樓活動明顯減少,樓市氣氛亦降溫,惟仍有個別買家努力趕歲尾入市。由於今年樓市開局表現不俗,成交增多,預計農曆新年期間樓市有望提前回復正常,年初二、三起交投將逐步回升。 據美聯物業分行統計,2月份首周末十大屋苑錄得8宗買賣成交,與上周末的7宗,按周上升14%,但仍連續3周末單位數橫徘徊。至於按15大屋苑計算,共錄得約10宗成交,與上周末的8宗比較,則回升25%。 美聯物業住宅部行政總裁布少明表示,美國聯儲局維持利率不變,意味著息口已見頂,香港加息周期有望跟隨結束,對樓市有一定利好作用。不過臨近歲晚,市民忙於準備與家人歡度農曆新年假期,甚至外出旅遊,受傳統節日因素影響,故二手成交在低位徘徊。料農曆新年長假後,節日因素淡化,交投有望回升,市場亦憧憬財案撤辣,故仍不乏買家入市執筍盤。 綜合利嘉閣地產分行網絡數據,過去周末十大指標屋苑錄得5宗二手成交,較對上周末的4宗微增1宗或25%,終止四周的跌勢。
