《本地樓市》上周末九龍城瓏碧再沽40伙 十大屋苑續錄個位數成交
本港上周末(27日及28日)一手市場以貨尾盤為主導,代表二手市場的十大屋苑成交量繼續於個位數徘徊。 碧桂園(02007.HK)旗下九龍城瓏碧,於上周六(27日)最新推售60伙,即日售出40伙,約佔7成。發展商推出價單第4號及銷售安排第12,13號加推17伙,以價單形式出售的單位中,折實呎價低至16,633元,折實入場價394.7萬起。該批單位較項目首批推售單位的折實平均呎價24,520元低約26%;較項目價單第2號單位的折實平均呎價25,453元低約29%。 信置(00083.HK)與市建局合作的旺角ONE SOHO,過去周末沽出1伙1房及7個車位,套現逾1,677萬元。該盤本月至今沽出24伙,套現近1.5億元,全盤累售249伙,套現逾17.1億。 二手方面,中原地產十大屋苑過去周末錄得3宗成交,按周下跌50%,連跌3周,成交量創7周新低,零成交屋苑更增至7個。 中原地產亞太區副主席兼住宅部總裁陳永傑表示,年近歲晚,節日氣氛逐步轉濃,不論業主或準買家,均忙於做足準備迎接新一年,睇樓活動即時轉靜,加上市場憧憬新一份財政預算案有機會推出新一輪提振樓市措施,買賣雙方均靜待新變數,令樓市轉趨觀望。 據美聯物業分行統計,上周末十大屋苑錄得約7宗買賣成交,按周持平,惟連續兩個周末單位數橫行。至於按15大屋苑計算,共錄得約8宗成交,與對上周末的11宗比較,亦下跌約27.3%。 美聯物業住宅部行政總裁布少明表示,內地降準及各提振經濟措施,將為市場釋放資金,料有利中港經濟,本港樓市料受惠,相信農曆年後,樓市有望出現小陽春。不過,剛過去周末新盤市場吸納部分購買力,加上農曆新年臨近,傳統節日氣氛影響,二手交投受壓。相信農曆新年後,二手交投有望回升,故仍有部分買家趁小陽春前偷步吸納筍盤。 利嘉閣地產總裁廖偉強表示,一手貨尾盤減價搶去市場焦點,加上臨近農曆新年節日氣氛漸濃,經濟活動減慢,買賣雙方正等待更明確的方向,令周末十大屋苑交投量於低位窄幅徘徊。綜合利嘉閣地產分行網絡數據,在過去的周六日十大指標屋苑錄得4宗二手成交,較對上周未的5宗減少20%,連跌四周並已持續三個周末維持在個位數水平。
