《本地樓市》上周末新盤錄零星成交 十大屋苑續錄個位數成交
本港過去周末未有全新盤推出,個別樓盤錄得零星成交。二手方面,十大屋苑成交量按周下跌,續維持個位數水平。
會德豐地產KAI TAK HARBOUR系列MONACO MARINE於過去周六錄得一宗新成交,為525平方呎的兩房單位,售價1,373.27萬元,呎價26,158元。
昨日(21日)恆地Baker Circle Greenwich錄得一宗成交,該單位實用面積265平方呎,以509.8萬元成交,呎價19,238元。
同日,九龍建業(00034.HK)旗下已屬現樓的將軍澳海茵莊園再錄得兩宗成交,售出單位實用面積由280至428平方呎,呎價介乎17,967至18,410元。項目於本月至今共售出11伙,套現逾6,000萬。
中原地產十大屋苑上周末錄得6宗成交,按周下跌33.3%,連跌2周,成交量創6周新低。中原地產亞太區副主席兼住宅部總裁陳永傑表示,新一年樓市交投雖見好轉,但近期股市大跌,投資市場氣氛轉差,負面情緒逐漸影響樓市,加上樓價走勢仍反覆向下,買家心態觀望。
據美聯物業分行統計,過去周末十大屋苑錄得7宗買賣成交,按周回落約30%,跌落單位數之餘,更創出6周新低。至於按15大屋苑計算,共錄得約11宗成交,與對上周末的12宗比較,亦下跌約8.3%。
美聯物業住宅部行政總裁布少明表示,上周末未有全新盤搶客,但是二手受三大因素影響交投,首先是恆生指數跌破萬六點水平,拖累市場氣氛,同時美國減息預期降溫,有分析指減息或於次季才開始,影響置業意慾,加上經過一輪消化,筍盤減少,買家見議價幅度未如理想,亦放緩入市步伐,致令二手交投回軟。布少明相信,在減息有真正的時間表前,股樓難免波動,惟財政司司長陳茂波上周五受訪時指本港無意加設資產增值稅,有助降低悲觀情緒,從周末睇樓量明顯較去年底增加所見,市場購買力未減退,待買賣雙方消化各項消息後,二手成交將會逐步回升,預測「小陽春」仍會於新春前出現。
綜合利嘉閣地產分行網絡數據,在過去的周六日十大屋苑錄得5宗二手成交,按周下跌逾44%,為連續2周維持在單位數水平。
