《本地樓市》上周末新地YOHO WEST售246伙及加推 十大屋苑續錄單位數成交
本港過去周末(16-17日)有新盤進行第三輪銷售,並隨即加推及擬於本周再推售291伙。二手方面,十大屋苑周末交投量普遍上升,惟仍處於單位數成交。 新地(00016.HK)與港鐵(00066.HK)合作的天水圍YOHO WEST於上周六(16日)進行第三輪銷售,截至昨日(17日)已售出246個單位。發展商已於上周六加推價單第6號共159伙,涵蓋9種間隔,折實平均呎價12,599元。項目定於本周三(20日)進行第四輪銷售共291伙。發展商透露,項目15天累計銷售近900伙,套現超過45億元。 中原地產十大屋苑上周末僅錄得9宗成交,較上周錄2宗勁升350%,創8星期新高。美孚新村錄6宗成交,太古城、海怡半島及黃埔花園各錄一宗成交。 中原地產亞太區副主席兼住宅部總裁陳永傑表示,本周美國公布加息期告終,並預測明年將減息3次,屬市場正面消息,增加買家入市信心,刺激入市氣氛,市場剛需強勁,買家主力尋覓筍盤,二手業主進一步擴大議價空間亦有承接,新盤持續以低價推售,本周末天水圍區大型新盤第3輪銷售成績亦理想,沽出200多伙,預計有機會積極準備第4輪銷售,料短期內搶去大批新界區上車細價樓客源。 據美聯物業分行統計,剛過去周末十大屋苑錄得約9宗買賣成交,按周急升約2倍,創8個周末新高,惟仍連續7個周末錄單位數成交。至於按15大屋苑計算,共錄得約9宗成交,按周升80%。 美聯物業住宅部行政總裁(港澳)布少明表示,天水圍大型新盤連續三輪銷售均錄得理想銷情,反映市場不乏購買力,並追捧新盤及低價盤,加上美聯儲維持息口不變,市場正憧憬明年美息將見頂及減息,此舉將有利後市,故即使臨近年底,逐漸受傳統節日及外遊因素影響,但亦不乏買家偷步入市筍盤。預期在美息見頂回落,對明年樓市將起支持作用,樓價有望止跌回升,預期本港樓價明年有望上升約5%。 綜合利嘉閣地產分行網絡數據,過去的周六日十大屋苑錄得5宗二手成交,按周持平。利嘉閣地產總裁廖偉強稱,新盤市場交投活躍,加上聖誕及新年假期臨近,為傳統外遊旺季,亦令二手市場交投持續淡靜。
