《本地樓市》天水圍YOHO WEST上周六售出338伙套現逾17億 十大屋苑成交續受壓
過去周末有新盤進行首輪銷售,發展商指成績理想及隨即加推,並料於本周再次推售。二手方面,地產代理認為,市場仍有購買力,但新盤搶去二手客源,令二手交投受壓。 一手樓方面,新地(00016.HK)與港鐵(00066.HK)合作的天水圍「YOHO WEST」上周六首次進行推售,全日共售出338伙,佔推出單位近97%,套現逾17億元。項目隨即於昨日(3日)加推185伙,整批涉開放式至三房間隔,實用面積266至651平方呎,折實價304.02萬至883.66萬元,折實呎價10,110至15,915元。 二手方面,中原地產十大屋苑過去周末錄得6宗成交,按周多1宗或升20%,已連續6個周末錄得個位數交投量,宗數於低位緩慢回升,惟仍有半數屋苑捧蛋收場。 中原地產亞太區副主席兼住宅部總裁陳永傑表示,天水圍大型新盤周末以「超平價」進行首輪銷售,買樓人潮足證市場購買力不減,惟搶去二手客源,令二手交投受壓,尤其是新界區,部份有意去貨的二手業主,願意擴大議幅,成功吸引買家入市,令二手交投成功從低位緩慢回升。 據美聯物業分行統計,12月首周末十大屋苑僅錄得約6宗買賣成交,雖然按周升約20%,惟連續6周錄單位數成交。至於按15大屋苑計算,共錄得約7宗成交,按周無升跌。 美聯物業住宅部行政總裁(港澳)布少明表示,週未二手指標屋苑成交雖然輕微回升,但是整體交投仍然疲弱。事實上,自《施政報告》減辣後,成交回升主要集中一手,二手受惠有限,形成「一手升、二手平」。原因是新盤震撼性低價推售,購買力嚴重傾斜一手,本周六新界大型新盤熱賣,已反映購買力復現,只是未流向二手。部份二手筍盤已於第三季消化,加上憧憬明年或減息,個別持貨力強的業主已由急售轉為觀望,叫價態度趨強硬,令不少成交陷膠著局面,現時的成交主要集中於大幅減價的物業。布少明認為,如果二手業主有意出售,或需進一步減價以提升競爭力,否則短期難敵強勢新盤大軍,相信「一手壓二手」仍會是今年餘下時間本港樓市的主旋律。 綜合利嘉閣地產分行網絡數據,在過去的周末十大屋苑錄得5宗二手成交,按周上升25%,由跌轉升。
