《本地樓市》經絡:11月現樓按揭跌至逾七年半新低 樓花按揭創三個月新高
根據經絡按揭轉介研究部及土地註冊處最新資料顯示,11月份現樓按揭宗數為4,815宗,較10月份的4,950宗下跌2.7%,連跌五個月,創自2016年4月後即九十一個月的新低;而該月的樓花按揭宗數為150宗,較10月份的85宗回升76.5%,連跌三個月後回升,創三個月新高。11月份現樓按揭宗數比去年同期5,308宗下跌9.3%;樓花按揭宗數比去年同期255宗則下跌41.2%。 今年首十一個月現樓按揭宗數錄得70,410宗,對比去年同期的77,450宗減少9.1%,創近七年的首十一個月新低;今年首十一個月樓花按揭宗數則為1,501宗,對比去年同期的3,895宗下跌61.5%,創自2005年有紀錄以來即十九年的首十一個月新低。 經絡按揭轉介首席副總裁曹德明表示,樓市交投仍然淡靜,市場氣氛審慎,使現樓按揭宗數跌至逾七年半新低,而11月份樓花按揭按月急升七成半,主要因部份親海(馬尺)客戶上會所帶動。 現樓銀行市佔率方面,中國銀行(香港)連續四個月排名第一,市佔率為34.9%,恆生銀行以市佔率18.2%排名第二;匯豐銀行以市佔率16.3%排名第三;東亞銀行上升一級以市佔率達8%排名第四;中國工商銀行(亞洲)以市佔率5.6%排名第五。 樓花銀行市佔率方面,匯豐銀行連續十二個月排名第一,市佔率為24.7%;中國銀行(香港)同樣以市佔率24.7%齊名第一;恆生銀行上升一級,以市佔率8.7%排名第二;渣打銀行以市佔率2%排名第三、東亞銀行及交通銀行以市佔率1.3%排名第四。 11月份四大銀行現樓市佔率由上月72.6%微跌至72.5%。曹德明表示,月前大型銀行先行上調H按封頂息率並且削減現金回贈,有部分中小型銀行未即時跟隨,客戶傾向選擇息率及回贈較為優惠的銀行承造按揭。
