《本地樓市》天水圍YOHO WEST逾3萬人參觀示位 十大屋苑成交量按周下滑
上周末本港有新盤以低價推出市場及正式收票,市場反應熾熱。二手方面則較為淡靜,十大屋苑成交錄得跌幅。 由新地(00016.HK)與港鐵(00066.HK)合作發展天水圍「YOHO WEST」開放示範單位後,截至昨日(26日)累計錄得逾3萬參觀人次。發展商預期將於本周發出首張銷售安排。 另外,恆地(00012.HK)系內兩個新盤「Baker Circle.Greenwich」及「THE HENLEY」系列過去周末共錄得5宗成交,分別涉及3伙及2伙,累計套現3929.24萬元。 二手方面,中原地產十大屋苑上周末錄得5宗成交,按周下跌16.7%,宗數繼續於低位徘徊。 中原地產亞太區副主席兼住宅部總裁陳永傑表示,天水圍大型新盤近日以「超平價」推出,震撼市場,迅即掀起入票潮,二手市場即時受壓,成交減慢。雖然施政報告後樓市氣氛改善,惟減辣力度不足,發展商仍要靠低價促銷突圍,新盤頻頻低開,二手業主難以招架,減辣後首周中原城市領先指數CCL跌幅擴大,按周下跌近1.5%。目前買家入市仍然謹慎,只有筍盤才有望獲承接,相信樓價會繼續尋底。 據美聯物業分行統計,剛過去周末十大屋苑合共錄得5宗買賣成交,按周跌約16.7%。至於按15大屋苑計算,共錄得7宗成交,按周跌約12.5%。 美聯物業住宅部行政總裁(港澳)布少明表示,施政報告為樓市減辣,帶動樓市氣氛,新盤陸續應市搶購買力,近日天水圍新盤以低價推出市場應市,並正式收票,凍結二手購買力。二手市場觀望氣氛持續,相信短期內二手樓價仍然在新盤低價開售影響下而受壓,買賣交投在低位反覆徘徊,惟筍盤仍見一定承接力。 綜合利嘉閣地產分行網絡數據,過去周末十大屋苑錄得4宗二手成交,按周降56%,回落至三周前的低位,再跌至低單位數字,當中有多達7個屋苑未發市。
