經絡:最新MMI創逾15年半新高 港銀仍有加息壓力
根據經絡按揭轉介研究部最新數據顯示,2023年9月份的經絡按揭息率指數(MMI),即反映普遍按揭新客戶一般可做到的實際按息水平,最新報3.68厘,按月微升1點子,連升2個月,創自2008年1月的3.7厘後即逾15年半的新高。 經絡按揭轉介首席副總裁曹德明表示,根據金管局資料顯示,今年9月份住宅按揭客戶中,選用H按計劃的比例報94.1%,反映大部分新造客戶傾向選用H按計劃。而9月份銀行平均一個月拆息(HIBOR)報4.89厘,使H按實際息率持續觸及封頂位,MMI亦跟隨上揚。多間銀行相繼上調H按計劃鎖息上限,使現時新造H按封頂息率增至4.125厘,加上HIBOR繼續高位橫行下,H按實際按息繼續處於封頂水平,料MMI將升至4厘以上水平。 另一方面,今日一個月HIBOR報5.35厘,連升4個工作日,創逾一個半月新高;三個月HIBOR更報5.59厘,創近23年新高。曹德明表示,臨近年尾,銀行資金需求緊張,使HIBOR急升至5厘以上水平,料年內HIBOR將繼續反覆上升,並有機會挑戰至2007年10月12日即16年的新高。他表示,如HIBOR持續高企,香港銀行仍有加息壓力,並會根據自身資金成本以及公司策略,不排除再多一次上調最優惠利率(P),幅度約0.125厘左右。
