《內地樓市》晨星料內地樓價年底逐步企穩 中海外(00688.HK)和華潤置地(01109.HK)為行業首選
晨星發表亞洲股票第四季展望,提到7月中央政治局會議後,內地一二線城市的樓市政策大幅放寬是利好因素,但由於購房者的情緒需時恢復,因此大多數地區的住房需求仍然低迷。在9月和10月,北京和上海等城市的實地考察和交投改善,該行相信到今年底,樓價應會逐步企穩,但在供過於求的情況下,短期不利因素可能持續存在。
展望未來,晨星預計一線城市將進一步放寬購房限制和降低首付比例,以恢復購房信心,並對停滯項目的竣工採取支持措施。該行認為,在缺乏監管推動或金融機構支持的情況下,陷入困境的內房開發商重組將面臨很大的不確定性。
該行指,目前內房企業的整體估值仍處於近期低谷。由於中海外(00688.HK)和華潤置地(01109.HK)的品牌溢價較高、財務健康狀況較好,土地儲備質量亦較高,因此是其行業首選。
