第一太平戴維斯:大型零售商或放緩擴張計劃 料明年後零售業租金將增5%
第一太平戴維斯發表2023年第三季香港零售租賃市場報告顯示,頂級奢侈品牌銷售額顯著上升,超過了2019年水平,但整體零售行業則未見大幅增長,這主要是受到加息和按揭供款上升的影響,本地家庭減少在雜項商品和娛樂方面的支出。
此外,內地旅客消費習慣及香港市民週末活動模式的改變,亦拖慢了零售市場的反彈。由於零售業的復甦步伐較預期緩慢,不少零售商對擴展業務持審慎態度。
由於香港和全球經濟仍然面臨挑戰,零售業銷售額的增長前景可能不像今年年初通關時預期般樂觀;加上市場增長的不確定性,大型零售商將謹慎行事,放緩擴張計劃。相比之下,小型零售商應更可以利用低租金的環境租賃一些黃金地段商舖。因此預計進入2024年後零售業租金將小幅增長5%。(ca/s)
