經絡:10月現樓按揭宗數創七年半低 發展商推盤短期內或帶動交投
根據經絡按揭轉介研究部及土地註冊處最新資料顯示,今年10月現樓按揭宗數為4,950宗,按月跌3.9%,連跌四個月,創自2016年4月後即七年半的新低;而該月的樓花按揭宗數為85宗,按月跌35.1%,連跌三個月,創六個月新低。同比計,今年10月現樓按揭宗數按年同期跌24.9%;該月的樓花按揭宗數按年同期則跌76.8%。 以首十個月比較,今年首十個月現樓按揭宗數錄得65,595宗,按年同期減少9.1%,創近七年同期新低;今年首十個月樓花按揭宗數則為1,351宗,按年同期跌62.9%,創近十七年同期新低。 經絡按揭轉介首席副總裁曹德明表示,近月市場觀望施政報告,使樓市交投持續疲弱,現樓及樓花按揭宗數亦相應下跌。而日前政府於《施政報告》宣布多項樓市措施,加上發展商開始推盤銷售,相信短期內可望帶動交投增加,料現樓及樓花按揭宗數有望止跌回穩。 現樓銀行市佔率方面,中銀香港(02388.HK)連續三個月排名第一,市佔率為30.2%,恆生銀行(00011.HK)上升1級,以市佔率19.4%排名第二;匯豐銀行下跌1級,以市佔率達17.4%排名第三;中國工商銀行(亞洲)以市佔率達7%排名第四;渣打銀行以市佔率達5.7%排名第五。 樓花銀行市佔率方面,匯豐銀行連續11個月排名第一,市佔率為32.9%;中銀香港上升1級,以市佔率30.6%排名第二;恆生銀行下跌1級,以市佔率達15.3%排名第三;渣打銀行以市佔率達9.4%排名第四、東亞銀行(00023.HK)以市佔率達3.5%排名第五。 今年10月份四大銀行現樓市佔率由上月74.8%微跌至72.6%。曹德明表示,9月份大型銀行率先上調H按封頂息率並且削減現金回贈,有部分中小型銀行未即時跟隨,客人傾向選擇息率及回贈較為優惠的銀行承造按揭,使四大銀行市佔率有所回落。
