嘉華溫偉明料樓市已見底 啟德海灣今年銷售目標約500伙
嘉華國際(00173.HK)與會德豐及中國海外(00688.HK)正推出合作發展的「啟德海灣」。嘉華國際營銷及市場策劃總監(香港地產)溫偉明接受訪問時表示,定價時有考慮到準買家的心理,期望以吸引價錢,令準買家重拾對樓市的信心。他認為,樓市利淡因素盡出,相信亦已「見底」,反觀美國很大機會暫停加息、息口明年有機會回落,及政府為樓市「減辣」等多項利好因素正逐漸浮現。
溫偉明指,隨著政府推出三項樓市「減辣」措施,相信會吸引不少內地專才及投資客,當中投資客料會增加5至10%。項目日後會因應市場需求加推,重申項目採取「先求量」的策略,目標是今年底累售約500伙,即佔今期單位總數五成。
展望未來,溫偉明預計短期內樓市將保持平穩,料明年第二季或明年中樓市才會重拾升軌,但相信樓價不會飆升,預期有機會錄得5%以內升幅,而現時樓市最大阻力是息口因素。
