啟德海灣上周末收逾千票加推118伙 十大屋苑成交普遍按周下跌
過去周末有發展商加推單位應市,啟德海灣收票情況理想。二手樓方面,十大屋苑成交普遍下降,代理行提到,新盤受惠施政減辣措施,吸納了市場釋放的購買力。 由嘉華國際(00173.HK)、會德豐及中國海外(00688.HK)合作發展的「啟德海灣」,截至昨日(29日)下午3時,共收票逾1,000張;入票人士當中,料約三至四成為內地客。項目同日公布第2張價單,共118個單位,包括28個一房單位、83個兩房單位及7個三房單位,售價由759.5萬至1,992.3萬元。扣除最高20%折扣優惠,以及提前付清樓價3%的現金回贈後,折實呎價由18,528至26,384元,售價則由589.37萬至1,546.08萬元,平均呎價為20,988元。 英皇國際(00163.HK)於上周日加推1伙平台特色戶招標發售。特色戶為5樓B室,實用面積為247平方呎,備有48平方呎特色平台,將於本周四(11月2日)下午2時起招標,並於同日下午4時截標。 會德豐上周六於KAI TAK HARBOUR系列MONACO MARINE錄得一宗兩房單位成交,實用面積453平方呎,1,142.5萬元,呎價25,221元。 九龍建業(00034.HK)旗下將軍澳「海茵莊園」於過去周六錄得一宗特色平台單位成交,售出單位實用面積196方呎,成交價368萬,平均呎價18,775元。項目由年初至今共售出301伙,套現逾17億。 二手方面,樓市減辣後首個周末,中原地產十大屋苑錄得6宗成交,按周減少40%,不過仍較前周4宗成交多,零成交屋苑亦收窄至4個。 中原地產亞太區副主席兼住宅部總裁陳永傑表示,施政報告落實為樓市減辣,屬正面訊息,市場氣氛有所好轉,睇樓量亦明顯增加,買家四出覓筍盤。雖然整體成交未見急增,但筍盤仍具承接力,成交面擴散至十大屋苑以外的平盤,加上減辣後新盤積極起動,部份購買力流向一手,令十大屋苑成交輕微回落。 據美聯物業分行統計,過去周末十大屋苑共錄得7宗買賣成交,按周跌三成。至於按十五大屋苑計算,共錄得9宗,按周減18.2%。 美聯物業住宅部行政總裁(港澳)布少明表示,施政報告為樓市「減辣」,不但3大辣招同時寬減,而且提出「先免後徵」吸引專才入市,樓市重拾動力,帶動施政後首週末二手睇樓氣氛不俗,準買家繼續尋找「筍盤」為主。惟部分屋苑筍盤被消化,而且新盤受惠施政減辣措施,多個一手盤隨即提速起動,其中港島全新盤平價登場,另啟德新盤收票反應理想,並加推單位應市,隨著更多一手盤低價推售,將吸納市場釋放的購買力,搶佔二手客源。預期短期內整體交投量會逐步增加,二手樓價將止跌回穩,甚至在第四季有望輕微上升。 綜合利嘉閣地產分行網絡數據,過去周末十大屋苑累錄9宗二手成交個案,按周輕微增加1宗或12.5%。
