《本地樓市》上周末一手錄零星成交 二手成交按周回升
過去周末適逢重陽節,本港一手樓表現淡靜,三日長周末僅錄得零星成交。二手方面則成交回升,相信是受到部分買家憂慮《施政報告》出爐後,預期的利好消息令議價空間下降所致。
九龍建業(00034.HK)旗下將軍澳海茵莊園於昨日(23日)重陽節錄得1宗成交,實用面積215平方呎,成交價401萬元,平均呎價18,651元。項目於年初至今共售出299伙,套現逾16.3億元。
佳明集團(01271.HK)旗下青衣明翹匯於昨日以1,470萬元標售一個四房套連多用途房,呎價約18,193元,實用面積808平方呎。項目開賣至今,累售726伙,套現逾49億元。
中原地產十大屋苑過去周末錄得10宗成交,較周增加6宗或1.5倍,三日重陽節長假合共錄得12宗成交。該行亞太區副主席兼住宅部總裁陳永傑表示,《施政報告》周三出爐,市民對報告寄予厚望,相信會有利好樓市措施推出,不少用家怕屆時議價空間下降,均加快入市決定,帶動新界、九龍地區剛需盤成交。而中高價樓物業買家則持觀望態度為主,待新政策出台才作入市決定。
據美聯物業分行統計,在剛過去的重陽節3天的長周末十大屋苑合共錄得約12宗買賣成交,若按周六及日計錄得10宗,按周回升約66.7%。至於按15大屋苑計算,3天共錄得13宗買賣成交,而周末兩天計錄得約11宗,按周持平。
美聯物業住宅部行政總裁(港澳)布少明表示,《施政報告》出爐在即,市場大多聲音預期政府會為樓市「撤辣」或「減辣」,將左右本港樓價後市走勢,故目前買賣雙方大多抱持觀望態度,僅當中部分放盤多時業主為盡快出貨減價而促成低價交投,樓市觀望氣氛濃厚,相信部分準買家待房策明朗化後,始會作出入市的決定,令本周末二手交投持續低位徘徊。
他續指,政策捆綁,加上受到高息環境影響,樓市現時已面臨轉角,故全城期待《施政報告》提出有效的撤辣措施,扭轉乾坤。他相信,若最新一份《施政報告》未有合符預期的撤辣措施為樓市鬆綁,第四季樓市交投將繼續受挫,全年樓價甚至「倒跌」告終。
綜合利嘉閣地產分行網絡數據,在過去的周末日十大屋苑累錄8宗二手成交個案,按周增加一倍,創六周新高;而重陽節三天假期(10月21日至10月23日)十大指標屋苑則合共錄得10宗買賣。
