《大行報告》中金:內地上周新房銷售按年跌幅收窄 政策一定程度上加強基本面復甦趨勢
中金發表報告指,上周(10月9日至10月15日),53個城市新樓銷售面積較九月平均值基本持平,按年跌13%,跌幅較對上星期的36%收窄,15個城市二手樓銷售面積較九月平均值大致持平,按年增長9%。重點城市推盤量在低基數下,按周增長41%至4,164套。
該行認為,各地需求支持政策持續發力,其中杭州已對限購政策進行明顯調整,相關政策或與早前出台的措施形成合力,改善市場流動性和預期,在一定程度上加強基本面復甦趨勢。
中金指,行業復甦進度低於市場預期,需供兩端支持性措施將遞進式補位,高級別城市基本面率先復甦,具備較高可見度,看好優質股票配置,推薦內房A股保利(600048.SH)、華發(600325.SH)、濱江(002244.SZ)、城建(600266.SH),港股華潤置地(01109.HK)、中海物業(02669.HK)、越秀地產(00123.HK)、建發國際(01908.HK);待新樓景氣度回升更穩固時,選股可進一步擴容至優質非國企,如萬科(02202.HK)、龍湖(00960.HK)、綠城中國(03900.HK)。
