《本地樓市》經絡:9月現樓按揭宗數按月跌三成 樓花按揭跌逾三成半
根據經絡按揭轉介研究部及土地註冊處最新資料顯示,今年9月份現樓按揭宗數為5,152宗,按月跌30.7%,連跌三個月,創五個月新低;而該月的樓花按揭宗數為131宗,按月跌36.1%,連跌兩個月,創三個月新低。對比去年同期,2023年九月份現樓按揭宗數比去年同期6,538宗下跌21.2%;該月的樓花按揭宗數比去年同期199宗則下跌34.2%。
以首九個月比較,今年首九個月現樓按揭宗數錄得60,645宗,按年減少7.5%,創近七年的首九個月新低;今年首九個月樓花按揭宗數則為1,266宗,按年大跌61.3%,創近十七年的首九個月新低。
經絡按揭轉介首席副總裁曹德明表示,樓市淡靜,加上缺乏大型新盤上會,使現樓及樓花按揭宗數按月急跌。而政府日前放寬樓花按揭成數,樓花買家可即時透過高成數按揭上會,措施或會帶動樓花市場回穩。
現樓銀行市佔率方面,中銀香港(02388.HK)連續兩個月排名第一,市佔率為27.5%,匯豐銀行則以市佔率22.1%排名第二;恆生銀行(00011.HK)以市佔率達19.9%排名第三;工銀亞洲以市佔率達5.3%排名第四;渣打銀行上升1級,以市佔率達5.3%排名第五。
樓花銀行市佔率方面,匯豐銀行連續十個月排名第一,市佔率為38.2%;恆生銀行上升1級,以市佔率19.8%排名第二;中銀香港下跌1級,以市佔率達18.3%排名第三;渣打銀行以市佔率達8.4%排名第四、東亞銀行(00023.HK)以市佔率達5.3%排名第五。
