《內地樓市》中指院:9月百城新建房價按月轉升
中指研究院發佈《百城價格指數報告》顯示,9月百城新建住宅價格按月由跌轉漲,二手住宅價格環比仍繼續下跌,按月已連跌17個月。
報告顯示,9月全國百城新建住宅平均價格為每平方米16,184元人民幣(下同),按月由跌轉漲,漲幅為0.05%;按年跌幅收窄至0.1%。百城二手住宅平均價格為每平方米15,556元,按月下跌0.44%,跌幅較8月擴大0.06個百分點,已連續17個月按月下跌,按年跌幅擴大至2.59%。
中指研究院指出,從市場表現來看,新建住宅方面,9月房企加快推盤,受部分城市優質改善項目入市帶動,百城新建住宅價格有所企穩。二手住宅方面,「認房不認貸」政策落地帶動重點城市二手房掛牌量明顯增長,供給增加背景下,9月百城二手住宅價格仍波動調整。
各線城市具體數據顯示,新建住宅方面,一線城市新建住宅價格按月上漲0.06%,按年上漲0.21%;二線城市按月上漲0.08%,按年上漲0.01%;三四線代表城市按月下跌0.01%,按年下跌0.69%。
二手住宅價格方面,一線城市二手住宅價格按月下跌0.13%,按年下跌0.08%;二線城市按月下跌0.50%,按年下跌3.02%;三四線代表城市按月下跌0.49%,按年下跌3.11%。
中指院表示,考慮到目前市場恢復尚不明顯,短期內核心城市供需兩端支持政策或將繼續發力,以助力市場加快恢復。整體來看,若政策持續優化到位,同時隨著置換改善需求逐漸入市,第四季核心城市市場料企穩,二線和三四線城市市場修復恐需更長時間。(ta/w) ~
