《內地樓市》中指院:首百大房企9月銷售額按月增24.8% 按年則跌24.1%
中指研究院監測數據顯示,2023年首三季,首百大房企銷售總額為4.85萬億元人民幣(下同),按年下降10.3%。9月單月銷售額按年下降24.1%,按月增長24.8%。中指研究院企業研究總監劉水預計,第四季全國商品房銷售面積按年降幅將有所收窄。他表示,當前部分核心城市房地產市場活躍度有所回升,政策效果初顯,短期來看,預計核心一二線城市市場活躍度提升仍將持續一段時間。但在核心城市市場活躍度提升以及去年低基數效應顯現背景下,預計四季度全國商品房銷售面積按年降幅將有所收窄。
銷售端短暫的回暖尚未扭轉房企投資心態。數據顯示,首三季重點房企拿地降幅繼續擴大,首百大房企拿地總額8,599億元,拿地規模按年下降17.9%,降幅較上月擴大7.4個百分點。9月單月,50家代表房企拿地總額按年下降57.5%,按月下降24.0%。
從全國市場來看,今年首三季,全國300城住宅用地供求規模按年降幅均在三成以上。土地市場情緒依然偏弱,全國土地供求縮量未改。從新增貨值來看,保利發展、華潤置地及中海地產佔據榜單首三位,三家企業累計新增貨值分別為1,312億元、1,241億元和1,106億元。(ta/w) ~
