《本地樓市》啟德海灣料10月刊樓書 共涉2,138伙 一房戶佔38%
由嘉華國際(00173.HK)、會德豐及中國海外(00688.HK)合作發展啟德區「啟德海灣」,嘉華國際營業及市場策劃總監(香港地產)溫偉明表示,項目全數提供2,138個單位,其中一房戶佔整個期數約38%,兩房戶累佔約55%,而三房及特色單位共佔約7%。
至於單位實用面積,一房單位實用面積由約280平方呎起,兩房及三房則分別由約420及約580平方呎起。
他指,目前計劃先推售第一期,期望於10月內上樓書,會視乎市況售樓,正積極與合作夥伴溝通。他續表示,開價會考慮市場接受能力及項目成本,盡量以貼市價賣樓,希望能做到貨如輪轉。
他提到,近期暑假樓盤租務旺盛,交投亦不乏投資客,加上政府正積極考慮撤辣,相信是時機將項目推出市場。他又認為,目前息口走勢已定,各項經濟數據正在改善,雖然市場觀望氣氛仍然濃厚,但最差時間已經過去。
對於政府即將發表《施政報告》,他指放寬辣招以鼓勵交投是好事,認為可撤銷從價印花稅,以吸引本地投資。另外,在買家印花稅(BSD)方面,讓外國及內地買家「先付後退」的辦法亦不理想,因為會影響購買意欲。而額外印花稅亦可以作出微調。
