《周末樓市》屯門「凱和山」上周六售出33伙 十大屋苑交投低迷
過去周末多個新盤雖然錄得成交,惟銷情未如理想;二手交投則持續低迷,成交宗數按周下跌。
上周末路勁地產(01098.HK)及深圳控股(00604.HK)合作發展掃管笏「凱和山」上周六首輪發售158伙,截至當日下午5時,凱和山合共售出33伙。
另外,建灝地產九龍塘「SUTTON 文曜」累計錄得23伙單位已獲意向買家預留及選購。截至昨晚(24日)八時,已錄得19個單位成交,成交價介乎約598.8萬元至1,930.92萬元,呎價介乎約15,730元至21,360元,套現約2.008億元。
此外,佳明集團(01271.HK)土瓜灣「明雋The Grands」於昨日連環成交9伙,涵蓋開放式及一房,成交價由至439.3萬至586.6萬元,成交呎價由19,016至22,649不等。
二手方面,中原地產十大屋苑過去周末錄得1宗成交,按周減少5宗或83.3%,零成交屋苑9個。
中原地產亞太區副主席兼住宅部總裁陳永傑表示,近期市況相當嚴峻,疫後本港整體經濟較多不確定性,高息環境下,買家對入市較多考慮因素,市場預期樓價調整未完,觀望氣氛相當濃厚,周末屯門新盤銷情亦未如理想,按保公司推出九成按保計劃,亦對買家入市意慾未起大作用,部份買家觀望下月《施政報告》公布更有效的減辣措施,短期內二手交投相當膠著。
美聯物業分行統計,剛過去周末十大屋苑買賣交投僅錄2宗成交,按周減少66.7%,並創2022年7月2日至3日至今逾一年新低。至於以15大屋苑計算,周末兩天則錄得3宗成交,按周大跌57.1%。
美聯物業住宅部行政總裁(港澳)布少明表示,按揭證券公司放寬樓花按保,然而壓力測試未有同步放寬,對提振整體樓市作用不大,僅利好新盤選擇「即供」付款辦法之買家,加上年底前仍有加息機會,樓價下調壓力仍大。樓市低迷,息高仍窒礙買家入市意欲,他認為,市場觀望《施政報告》有否提出更進一步的撤辣措施,否則第四季樓市交投繼續受挫,全年樓價或現跌幅。
綜合利嘉閣地產分行網絡數據,在過去的周六、日十大屋苑錄得4宗二手成交,按周減少約43%,連跌兩周。
