《本地樓市》美聯:凱和山首張價單折實最低呎價9,168元 重返同區約8年前新盤水平
由路勁基建(01098.HK)及深圳控股(00604.HK)合作發展,位於掃管笏管翠路18號的新盤凱和山(MORI)首張價單涉及140伙,折實後入場費約312萬元起,呎價約9,168元起。美聯物業住宅部行政總裁(港澳)布少明表示,凱和山(MORI)是次訂價較區內一手貨尾有逾1成半折讓,折實呎價回到同區新盤約8年前的水平,料將受到年輕首置客鍾情,估計客源約8成為90及00後。
布少明指,項目投資潛力不俗,相信客源約2成為長線投資客,預期項目落成後租金呎價達35元水平,估計租金回報率逾3厘。
市況方面,他預期本月一手成交表現須視乎北都另一新盤能否趕及月內開售,若未能於月內推售,一手成交量將回落至800至900宗水平;二手交投則繼續受壓,按月維持約2,800宗水平。
