中行、工行、農行落實調整存量首套個人住房貸款利率
中行(03988.HK)、工行(01398.HK)、農行(01288.HK)分別公布,存量首套個人住房貸款利率調整細則。
符合有關條件的個人住房貸款,可以進行存量房貸利率調整,貸款需於8月31日前發放,須符合首套房要求,包括購買時不屬首套房,但後期出售其他住房,現已符合當地政府「認房不認貸」原則。
當中在2019年10月8日前發放、已轉換為貸款市場報價利率(LPR)定價的浮動利率貸款,最低可以調整至相應期限LPR不加點。在2019年10月8日至2022年5月14日期間發放、執行LPR定價的浮動利率貸款,最低可調整至全國首套房貸利率政策下限,即相應期限LPR不加點,原貸款發放時所在城市首套房貸利率政策下限高於LPR的,按所在城市首套房貸利率政策下限執行。在2022年5月14日後發放、執行LPR定價的浮動利率貸款,最低可調整至全國首套房貸利率政策下限,即相應期限LPR減20點子。
不良個人住房貸款不作調整,待客戶償還本金及利息,貨款狀態恢復正常。
工行由9月25日起,將會與相關客戶就貸款執行利率,進行協商調整,當日起按新的利率水平執行。農行及中行指,9月25日起主動進行下調,客戶無須申請。
