《本地樓市》首宗標準金額補地價 新世界(00017.HK)粉嶺北項目補價35億元
據本地傳媒報道,政府早前大幅調低粉嶺北及古洞北換地的標準金額補地價,有關舉措終於初見成效。消息指,新世界(00017.HK)為首間接納該項標準金額補地價的發展商,旗下的粉嶺北項目,率先以此方式補地價,涉資約35億元,每平方呎地價約3,100元,較五年前同區補地價低逾25%,預計涉逾3,000伙。 據資料顯示,新世界粉嶺北項目佔地超過15.6萬方呎,目前規劃為「住宅(甲類)」用途,若以最新獲准放寬後的地積比率7.2倍計算,日後可建樓面面積大幅增加至逾112萬方呎,而根據政府最新的標準金額計算方式,住宅部分每呎地價約為3,484元,非住宅部分地價則為每呎2,090元,總補地價涉資逾36億元,而扣除補地價前地皮價值約1.7億元後,預計項目補地價金額約為34.8億元,料每方呎樓面補地價約3,100元。 新世界發言人回應傳媒查詢時表示,集團現時在北部都會區持有約1,500萬方呎農地,主要分布在元朗及粉嶺北,惟目前對個別農地的補地價進度,不宜作出評論。
