深圳控股(00604.HK)上半年營業額超60億港元 中期息2港仙
格隆匯8月30日丨深圳控股(00604.HK)公佈2023年中期業績，截至2023年6月30日止六個月，由於項目結轉安排集中在下半年，期內結轉面積減少以及疊加聯營公司虧損因素，2023年上半年業績出現虧損。期內，集團實現營業額60.6億港元，較去年下降61%；實現毛利20.8億港元，整體毛利率為34.4%。公司權益股東應占虧損1.17億港元，每股基本虧損為1.31港仙。如剔除集團所屬投資物業和金融資產公允價值變動的淨影響，公司權益股東應占虧損2.45億港元。董事會宣佈派發中期股息每股2.00港仙。
截至2023年6月30日，集團資產總額約1,653.4億港元，淨資產約466.1億港元。剔除預收款項後資產負債率68.9%，淨負債率53.2%，現金短債比1.73，綜合借貸成本4.15%。
2023年上半年，集團在艱難的市場環境下，克服困難，精準定位產品，大力推動營銷，期內錄得合同銷售金額為約147.9億元人民幣，較去年同期上升198%，合同銷售面積344,670平方米，每平方米平均售價為約42,908元人民幣。主要貢獻來自：深圳雲海灣項目開盤當日去化超九成，創今年全國單日銷售套數和銷售金額最高紀錄，期內實現簽約金額約90.1億元人民幣；中山灣中新城項目持續熱銷，累計成交18.5億元人民幣。集團上半年銷售成績喜人，合同銷售金額已完成全年銷售目標約64%。
根據區域分佈，大灣區項目佔合同銷售金額的92%，另外7%和1%分別來自二線省會城市和其他城市。根據產品類型分類，住宅類產品佔合同銷售金額的84%，非住宅類產品(包括辦公樓、公寓、產業園區等)佔比16%。
2023年是實施「十四五」規劃承上啟下的關鍵一年，做好今年的各項工作事關全局、意義重大。近期中央政治局會議明確了要適應我國房地產市場供求關係發生重大變化的新形勢，適時調整優化房地產政策。集團將積極關注後續具體政策的落地、執行以及市場的反應情況，深耕主業，確保經營目標達成；抓住機遇，推動企業轉型升級。在追求發展的同時，集團堅持長期主義，始終牢記把「安全」放在首位，將持續提升管理，加強投資管控，改善債務結構，加快資產證券化步伐，進一步強化財務風險管控，推動集團高質量發展。
