華潤置地(01109.HK)公布截至今年6月底止中期業績,營業額729.71億元人民幣(下同),按年微升0.1%。純利137.38億元,按年升29.6%;每股盈利1.93元。派中期息19.8分,較上年同期派18.2分,增長8.8%。扣除投資物業評估增值後的核心股東應佔溢利按年增長10.9%至112.7億元。 其中,開發銷售型業務營業額為546.2億元,按年跌8%;經營性不動產業務營業額為107.2億元,增長41%,輕資產管理業務營業額為50.1億元,增長37.6%,生態圈要素型業務營業額為26.2億元,增長14.5%。經常性業務收入合計為183.5億元,增長35.6%,佔總營業額25.1%。 上半年集團實現物業簽約銷售額1,702.4億元,按年增長40.6%,實現簽約面積701萬平方米,增長19.4%。截至6月底集團已銷售尚未結算的簽約額為3,304.2億元,有待陸續於今年及往後年度結算。其中,根據施工及交付計劃,預計1,423.5億元將於下半年結算。 集團上半年綜合毛利率為25.7%。其中,開發銷售型業務毛利率為17%;經營性不動產業務毛利率為71.3%,按年提升5.8個百分點,經營性不動產業務(不含酒店)毛利率為77.1%,按年提升5.7個百分點。 截至6月底集團淨有息負債率較2022年底下降10.3個百分點至28.5%,加權平均債務融資成本較2022年底下降19點子至3.56%,創近十年新低。 此外,上半年集團新增土儲計容建築面積797萬平方米。截至6月底集團之總土地儲備約6,548萬平方米。 集團主席李欣展望下半年,中國房地產銷售市場仍面臨諸多挑戰,但隨著擴大內需、防範風險等等支持性政策落地,企業和居民的信心將逐步修復,房地產行業也將在宏觀經濟恢復過程中,在新的供求變化格局下,逐步回歸平穩發展,向新發展模式轉變。
