嘉里建設(00683.HK)公布截至今年6月底止中期業績,營業額54.72億元,按年升17.9%。純利17.39億元,按年跌36.7%;每股盈利1.2元。中期息維持40仙。不計入去年出售香港兩個貨倉的非經常性收益及投資物業公允價值變動,基礎溢利按年增長15.3%至17.39億元。 期內,發展物業收入貢獻21.23億元,按年增加23.9%。合約銷售額共81.7億元,較去年同期30.98億元增長1.6倍。物業租賃及其他收入微跌0.2%至24.98億元。酒店營運收入增長一倍至8.51億元,接近2019年疫情前水平的90%。 此外,集團上半年於內地物業部錄得收入總額29.56億元,較去年同期26.64億元增長近11%,毛利17.95億元,去年同期為16.04億元。香港物業部錄得收入25.16億元,較去年同期19.77億元增長27.3%,毛利則為9.66億元,去年同期為9.43億元。 集團主席郭孔華展望,除內地政府推出具影響力的刺激措施以外,預計香港及內地房地產市場在可見未來仍然低迷。經歷了三年的新冠疫情限制以及較預期緩慢的復甦速度,企業和投資者仍然保持審慎態度,亦不輕易作出投資決定。香港方面,顯著高企的利率環境令情況加劇,直接導致自置居所成本上升,抑壓住宅市場情緒。儘管集團對兩個市場的長期基本面保持樂觀,但認為市場氣氛和信心需要更多時間重建,公司將加倍審慎,專注於發展中項目的交付,以及資產優化,並延緩任何非必要的資本支出。
