《本地樓市》恆地(00012.HK):最近新盤震撼價開賣 倘無重大利好因素料下半年樓市低沉
恆地(00012.HK)聯席主席李家傑及李家誠在中期報告表示,展望未來,美國聯儲局在連番加息後,仍然未能確定美元利率是否已經見頂,表示仍需視乎未來數據才可決定息率是否仍需上調。影響所及,本港利率被迫不斷跟隨,拆息市場一周以上利率普遍升至五厘以上,對各行各業的經營製造了困難,未來將會對本港經濟復甦及樓宇買賣產生不利影響。
報告稱,今年首季本港樓市出現小陽春之後,過去兩個月轉趨呆滯,成交宗數減少,成交價格下跌,最近在一手市場有個別樓盤以震撼價開盤,二手市場樓價跌勢亦見明顯,未來若政府沒有新的措施出台及本港沒有特別利好的因素出現,地產市道下半年將會甚為低沉。
長遠方面,香港背靠祖國,獲得國家大力支持,具有地理、法律、金融等等各項優勢,為大灣區的重要一員;香港政府積極有為,由治及興,大力振興經濟,搶人才、搶企業,融入國家發展大局,經濟良好發展勢頭不變,房地產將因而長遠受惠,未來健康穩定發展。
內地方面,中央政府將適時調整優化房地產政策,近日推出多項支持內地房地產及活躍資本市場措施,改善各行業之營銷環境,而隨著中國人民銀行早前對加大內地房地產開發商之融資作出支持,有望對內地物業市場以及當地之經濟達致顯著效應。
期內,集團再增添約25萬平方呎新界土地,令所持有之新界土地儲備擴展至4,520萬平方呎,為全港擁有最多新界土地之發展商。在於香港政府大力推動「北部都會區」之發展,集團亦將受惠。至於購入八成以至全部權益之市區舊樓重建項目則有27個,自佔樓面面積合共約340萬平方呎。集團在本港及內地現已擁有充裕之土地儲備,可供未來數年業務發展之用。
