《本地樓市》上週末長實恆地新盤錄超額登記 二手成交續低迷
過去週末本港一、二手市場發展兩極化。一手市場氣氛熾熱,兩個新盤均錄得超額登記,而二手市場則較淡靜,十大屋苑中有多個錄得零成交。
長實集團(01113.HK)油塘親海(馬尺)於上週六(5日)正式開放親海(馬尺)II示範單位予公衆參觀,市場消息指,截至昨日(6日)親海(馬尺)收票約3,000張。長實營業部首席經理郭子威表示,截至上週六下午3時許已經有逾1,000人次參觀示範單位,並接獲大量準買家即時入票登記認購,以首批132夥計,12時正式接受登記,首十分鐘已經超額認購。項目於昨日(6日)加推第2號價單,涉122夥,包括7夥開放式、72夥一房、35夥兩房及8夥三房,折實售價由294.4萬元起。
此外,恆地(00012.HK)紅磡BAKER CIRCLE GREENWICH首批推售單位將於本週二(8日)中午截票。市場指,截至昨日已錄得逾650票登記,超額近10倍。而在市場的熾熱氣氛下,過去週末錄得約3,000人次參觀。
二手方面,中原地產亞太區副主席兼住宅部總裁陳永傑表示,近期樓市十分疲弱,慶幸油塘新盤劈價低開,成功突圍並「撻起」市場,認購反應非常熱烈。面對新盤減價傾銷,相信二手業主難以招架,不少買家轉投新盤市場,料二手市場繼續淡靜。中原十大屋苑上週末僅錄3宗成交,,按周增1宗或50%,其中8個屋苑「零成交」。
美聯物業住宅部行政總裁(港澳)布少明表示,相信二手指標屋苑交投將續於低位徘徊,主要原因除了美國加息壓力未除外,油塘新盤以「平爆價」登場,亦直接令二手持續於低位橫行。上週末美聯十大屋苑僅錄約4宗買賣,按周持平,其中7個屋苑「零成交」。
利嘉閣數據,在過去週末十大指標屋苑錄4宗成交,按周增加1宗或33.3%。
