《本地樓市》上周末錄零星新盤成交 十大屋苑成交續跌

本港於過去周末未有新盤推售,市場錄得零星一手成交。而美國聯儲局再度恢復加息,二手市場氣氛亦明顯轉弱,成交量按周下跌。 新盤方面,會德豐旗下啟德MONACO MARINE昨日(30日)錄得一宗3房單位成交,面積為720平方呎連273平方呎天台,售價1,933萬元,呎價26,827元。 另外,九龍建業(00034.HK)旗下將軍澳海茵莊園昨日錄得2宗成交,包括開放式及平台特色單位,實用面積分別為215及298平方呎,售價為391.3萬及545.3萬元。項目於7月共售出39伙,套現逾2億元。 二手方面,中原地產十大屋苑於過去周末錄得2宗成交,按周驟降71.4%,零成交屋苑重回8個,交投持續於低位徘徊,已連續13個周末錄得單位數成交。 中原地產亞太區副主席兼住宅部總裁陳永傑表示,自美國宣布加息,以及香港主要銀行跟隨上調最優惠貸款後,買家對後市多抱觀望態度,加上發展商積極推售新盤,部份更減價搶客,導致二手市場進一步受壓。 據美聯物業分行統計,上周末十大屋苑錄得4宗買賣成交,按周跌約43%,連續13個周末錄得個位數水平。至於以15大屋苑計算,過去周末兩天則合共錄得5宗成交,按周下跌約38%。 美聯物業住宅部行政總裁(港澳)布少明表示,美國聯儲局再恢復加息步伐,最新議息會議過後措辭亦未見對息口走勢有明顯啟示,加上發展商續以貼市價及各種優惠吸客,二手市場難免受到一定影響。他預計二手樓價短期仍會繼續整固,而交投亦會在低位徘徊,相信有待息口出現見頂訊號後,二手市場才有望「價量齊升」。 綜合利嘉閣地產分行網絡數據,過去周末十大屋苑錄3宗二手成交,按周減少4宗或51%,為近4周新低紀錄。
