《本地樓市》洪水橋匯都超額登記逾9倍 十大屋苑成交續處於單位數
過去周末(8日至9日)一手市場仍然活躍,發展商開放示威單位後,參觀人流及收票情況不俗;二手交投則略有改善,惟十大屋苑成交仍處於單位數水平。
泛海國際(00129.HK)洪水橋「匯都」於過去周末開放示範單位予公眾參觀。截至昨日(9日)下午7時,累計錄得逾5,000人次參觀,參觀者不少為新婚夫婦、區內分支家庭以及換樓客。市場消息指,項目至今錄約1,300個認購登記,以首張價單125伙計算,超額9.4倍。由於反應熱烈踴躍,擬加推單位應市。
另外,由嘉里建設(00683.HK)、信置(00083.HK)、太古地產(01972.HK)及港鐵(00066.HK)合作發展,港島南岸第4期「LA MONTAGNE海盈山」累積收約1,100票,參觀人次逾8,000人。
而由嘉里建設(00683.HK)發展之九龍半山「緹外」,昨日正式推出項目最大面積單位「院墅C」,以招標形式作公開發售。「緹外」院墅C實用面積為11,692平方呎,另設有花園面積15,043平方呎及前庭面積964平方呎,採四房四套間隔。
二手方面,中原地產十大屋苑過去周末錄得5宗成交,較對上周末增加1宗,已連續10個周末錄得單位數成交,零成交屋苑有7個,按周相同。
中原地產亞太區副主席兼住宅部總裁陳永傑表示,金管局放寬自住物業按揭成數針對中價物業,千萬元以下上車盤未有直接受惠,加息因素仍持續影響買家入市意欲,加上近期新盤多以低價推售,吸走大批購買力,導致二手交投持續低迷。
據美聯物業分行統計,7月第二個周末十大屋苑合共錄得約7宗買賣成交,按周回升75%,至於以15大屋苑計算,過去周末則合共錄得8宗成交,按周增加1倍。
美聯物業住宅部行政總裁(港澳)布少明表示,近月新盤攻勢不絕,加上銷情理想,帶動整體大市氣氛,但發展商普遍繼續「先求量,再求價」的策略出擊,令二手市場受壓;但聯儲局本周表明今年仍會繼續加息,令到部分有意出貨業主的議價空間擴大,加上政府推出放寬按揭成數措施,增強部分買家入市信心,帶動周末二手交投向上。他預期,隨著利好措施出現,加上二手樓價調整,短期內二手交投可以看俏,成交量回升。
綜合利嘉閣地產分行網絡數據,在過去的周末,十大屋苑錄9宗二手成交,按周大升350%。利嘉閣地產總裁廖偉強表示,由於對上一周的基數過份地低,令過去周末出現驚人的升幅。
