第一太平戴維斯:香港零售市場復甦未如預期 料舖租未來六個月最多升5%

第一太平戴維斯最新發表的2023年第一季香港零售租賃市場報告指出,零售市場的復甦不如預期強勁。五一黃金假期的情況略為好轉,在為期5天的假日內,有62萬名內地旅客到港,約為2019年同期水平的50%。奢侈品零售業為主要受益者,報告顯示大多數銷售額均達到新冠疫情前水平的70%至80%。而一些餐飲業也因得到小紅書推薦而迎來不少內地旅客。儘管如此,其他零售業卻大多表現平淡,因為內地遊客將更多時間花在探索具本土風情的景點,而不是在傳統零售區購物。 內地人旅遊模式改變,包括多了旅客選擇轉乘高鐵來港,令尖沙咀區的商舖受惠,加上區內已有足夠觀光、購物和餐飲選擇,能滿足大部分遊客的需求,令他們過海到訪傳統旅遊勝地的意欲退減,例如銅鑼灣。至於中環則因持續得到本地消費者支持,所以表現保持良好。與此同時,由於旺角的商舖組合對旅客的吸引力減弱,使其不再成為旅遊首選區域。因此,旺角西洋菜南街在中環、銅鑼灣、尖沙咀和旺角等四個主要商業區中,優質街舖空置率相對較高,錄得36%。 更多的內地金融機構例如中信証券﹑富途證券及安信信託相繼租用優質街舖作為其保險和財富管理中心。過去上述商鋪租客多為奢侈品牌,如今作為金融或證券公司銷售與服務據點,反映最近市場正在復甦中,內地旅客的定位和消費模式有結構性轉變。 展望未來,內地及本地經濟復甦﹑高消費商務及渡假旅客的回流﹑航班和酒店房間的供應增多﹑旅遊相關活動的品質和數量等因素,將決定零售業進一步復甦的節奏。而隨著這些因素逐漸明朗,零售業的中長期復甦仍然樂觀,但由於各種市場阻力,在未來3至6個月仍須謹慎,舖租可能會在期間內溫和反彈,預計上升3至5%。
