世邦魏理仕香港發表報告。世邦魏理仕香港估值及諮詢服務部資深董事郭偉恩表示,雖然樓價連續三個月反彈,但由於利息回升,令樓市第二季失去動力。短期內樓價、量將會繼續調整。 報告指住宅交投首季強勁反彈後萎縮。根據土地註冊處的數據,4月份住宅樓宇買賣按月下跌31.5%。由於全球銀行業動盪導致金融及銀行的不確定性,影響投資情緒。介乎400萬至1,000萬元物業的成交量跌幅最大,這個價格範圍的物業一般佔總交易量60%以上。 報告提到一手新盤市場佔領更多市場份額。一手買賣交投雖然於4月按月下跌13.3%至1,550宗,但已連續兩個月保持在1,500宗以上。而由於發展商繼續以優惠價格的銷售策略,積極推售更多貨尾單位,吸納二手市場的購買力,以至一手市場買賣佔4月總交投量的33.8%。 另外,報告指,高端住宅成交量放緩,2,000萬元以上的住宅物業成交量在連續兩個月增長後,4月按月下降9.4%至290宗。調整幅度遠低於整體市場 31.5%的按月跌幅,反映豪宅市場相對更具韌性。
