《本地樓市》經絡:4月現樓按揭按月縮逾三成 首四個月樓花按揭創十二年低
根據經絡按揭轉介研究部及土地註冊處最新資料顯示,2023年4月份現樓按揭宗數為5,053宗,按月減少2,472宗或32.9%,創12個月新低。而該月的樓花按揭宗數為80宗,按月微增6宗或8.1%,連跌兩個月再度回升,創三個月新高。對比去年同期,2023年4月份現樓按揭宗數按月同期增加32宗或0.6%;2023年4月樓花按揭宗數較去年同期減少64宗或44.5%。
以2023年首四個月比較,今年首四個月現樓按揭宗數錄得24,240宗,按月同期下跌6,543宗或21.3%,創近三年的首四個月新低。今年首四個月樓花按揭宗數則為440宗,按月同期下跌1,833宗或80.6%,創近十二年的首四個月新低。
經絡按揭轉介首席副總裁曹德明表示,首季樓市谷底反彈,踏入第二季,受假期因素影響,市場購買力有所放緩,樓市交投明顯轉靜,料第二季按揭宗數或有所回調。
現樓銀行市佔率方面,中銀香港(02388.HK)連續三個月排名第一,市佔率為25.7%;匯豐銀行則以市佔率22.7%排名第二;而恆生銀行(00011.HK)以市佔率達18.6%排名第三;花旗銀行以市佔率達7.1%排名第四;中國工商銀行(亞洲)上升兩級以市佔率達4.9%排名第五。
樓花排名方面,匯豐銀行連續五個月排名第一,市佔率為31.3%;中銀香港排名第二,市佔率達21.3%;恆生銀行以市佔率達17.5%排名第三;東亞銀行(00023.HK)以市佔率達5%排名第四、中國工商銀行(亞洲)下跌1級以市佔率達2.5%排名第五。
四大銀行及中小型銀行市佔率的差距收窄,2023年四月份四大銀行現樓市佔率由上月69.8%下跌至68.3%,而中小型銀行市佔率則由上月30.2%增加至31.7%。曹德明表示,各銀行繼續積極爭取上半年的按揭業務,近日有傳大型銀行上調現金回贈等優惠,料將吸引更多客戶選擇承造按揭。
