《本地樓市》啟德天瀧周五招標 白石角University Hill再加推 4月二手成交回落
周末一手樓氣氛持續,二手市場表現淡靜。新地(00016.HK)白石角University Hill日前首輪沽清後再加推5號價單,涉及68伙,定價介乎382.86萬至1,238.43萬元,折實後入場費約325.4萬元。由恆地(00012.HK)、中國海外(00688.HK)、華懋、帝國集團、新世界(00017)及會德豐地產合作的啟德天瀧,將於本周五(5日)起招標出售116伙。 二手方面,中原地產十大屋苑本周末錄得14宗成交,創8個周末新高,按周大幅上升55.6%,連升兩周,成交量重上雙位數水平。總結4月份,十大屋苑共錄得154宗成交,按月回落33.3%。中原統計,3天長假期共錄16宗成交。 中原地產亞太區副主席兼住宅部總裁陳永傑表示,上月的復活節假期為香港復常後首個長假期,港人報復式外遊,令到樓市急降溫,睇樓量及成交量均明顯減少。隨著市民外遊返港,月底樓市氣氛已逐步回升。市場預計下周美國聯儲局將會最後一次加息,刺激樓市交投氣氛,不少買家加快入市決定。 據美聯物業分行統計,剛過去的週末10大藍籌屋苑合共錄得約14宗買賣成交,按周升75%,並為3月初後的8個週末新高;若連同5月1日的公眾假期計,3天則錄得約16宗成交。 美聯物業住宅部行政總裁(港澳)布少明表示,儘管二手樓價回升,加上美國下周議息,市場預期將會加息四分一厘,本港息口亦有上升壓力,故二手客入市態度審慎,但仍不少市民仍然希望在市場尋找筍盤,故合理價放盤承接力仍然不俗。 利嘉閣稱,在過去的周末,十大指標屋苑累錄9宗二手成交個案,按周回升12.5%;而勞動節3天假期十大指標屋苑則合共錄得12宗買賣。 據港置統計,十大二手指標藍籌屋苑於週末兩日合共錄9宗成交,與上週末7宗比較,按周升29%,而勞動節長週末三日計亦為9宗。
