《本地樓市》世邦魏理仕料今年房地產市場情緒及需求進一步增強
世邦魏理仕最新發表的《2023年第一季香港商業房地產市場觀點》指出,隨着通關後香港逐步恢復正常,寫字樓及零售租賃需求在今年第一季有所改善,商業房地產市場前景樂觀。然而,環球市場不利因素爲工業租賃及投資市場帶來挑戰。世邦魏理仕香港區研究部主管陳錦平指,今年首季香港在通關迎來顯着的旅客迴流,但尚未回到疫情前的水平。隨着旅客迴歸,最新12月至2月失業率下降至3.3%,連續下跌10個月,儘管環球經濟充滿挑戰,預計今年房地產市場情緒及需求將進一步增強。
世邦魏理仕香港顧問及交易服務-辦公樓部執行董事兼主管馮慧詩表示,今年第一季受惠於商務旅客迴歸及經濟增長勢頭,新的甲級寫字樓租賃活動按季有所改善。即使租賃活動主要由數間大型企業的搬遷主導,但淨吸納量依然連續第三季錄得正數,空置率亦於四年來首次下跌。從具體行業來看,保險行業出現明顯的反彈,租賃量佔整體超過四份之一。展望未來,隨着企業繼續實施成本控制政策及更多新的寫字樓供應,預計空置率將呈上升趨勢,今年租金將繼續受壓。
世邦魏理仕香港顧問及交易服務-商鋪部資深董事兼主管溫運強指,零售市場回暖,當中以旅遊主導的行業的零售需求推動,租賃勢頭加快。由於核心區街鋪的租金較2019年年中高峯低大約40%,零售商現考慮實體店擴張,把握旅客重臨的機會。然而,奢侈品牌目前大多持觀望態度。核心區街鋪租金按季上升1.2%,預計零售租賃將繼續向好,核心區街鋪租金今年將上升5至10%。
世邦魏理仕香港顧問及交易服務-工業及物流部執行董事兼主管黎尚文表示,全球經濟波動使部份擴張計劃擱置,導致租賃量減少。即使空置率略有上升,但由於整體供應仍然緊張,倉庫租金按季輕微上升0.4%。儘管經濟不利因素不會令環球整體需求快速而強勁地復甦,但本地零售市場反彈將推動今年倉儲空間需求的增長。
