《周末樓市》何文田「瑜一」第1B期收約4,500票 超額逾39倍
剛過去周末(18日及19日)本港新盤市場錄逾150宗成交,主要來自星星地產旗下元朗住宅項目「雨後」,該盤周六(18日)首輪銷售143伙,周末兩日共售出約112伙,套現超過6.6億元。 另外,多個新盤收票反應理想,其中華懋集團與港鐵(00066.HK)合作的何文田站「瑜一」第1B期,加推第二張價單共62伙。實用面積由336至941平方呎,折實售價約817.2萬元至2,690.2萬元,呎價約23,050元至29,151元,折實平均呎價約26,398元。項目已累收約4,500票,以兩張價單112伙計超額逾39倍。 至於長實集團(01113.HK)及新地(00016.HK)合作的屯門「飛揚」第2期,再原價加推第三張價單共109伙,折實售價由316.5萬元至913.9萬元,平均呎價約12,977元。項目已推出三張價單合共292伙,暫收逾2,000票,超購5.8倍,發展商計劃本周初加推餘下單位,或周末盡推第2期400伙銷售。 二手方面,中原地產十大屋苑本周末錄得11宗成交,較上周多1宗或10%,零成交屋苑維持3個,是連續13個周末企穩雙位數水平。中原地產亞太區副主席兼住宅部總裁陳永傑表示,本月多個新盤連接登場,而且屢創佳績,銷情熾熱,令二手交投明顯受壓,短期內仍有多個新盤醞釀推售,相信二手放盤造價要有一定競爭力,才能吸引買家入市。 美聯物業十大二手指標屋苑錄得約11宗買賣成交,大致靠穩,按周升約10%,連續16周保持雙位數水平。美聯物業住宅部行政總裁(港澳)布少明表示,樓市持續升溫,新盤銷情相當理想,週末朗屏新盤熱賣,而何文田站新盤及屯門新盤亦加推單位,可望短期內應市推售,故新盤市場仍然相當熱鬧,刺激購買力進一步釋放。 利嘉閣地產周六日十大指標屋苑僅錄8宗二手成交,與對上周六日相同,繼續企在13周的低位。香港置業十大二手指標藍籌屋苑於周末兩日合共僅錄5宗成交,創約29個周末新低,與上周末8宗比較,按周減少約35.7%。
