屯門「飛揚」第二期首推88伙 折實306.9萬入場 呎價11,042元起
長實集團(01113.HK)與新地(00016.HK)合作的屯門住宅項目「飛揚」第二期公布首張價單,涉共88伙,實用面積介乎266至722平方呎,包括51伙一房、32伙兩房及5伙三房。 首張價單售價介乎361.1萬元至1,113.1萬元,呎價由12,990元至16,438元,平均呎價14,753元。計及最高折扣,折實售價介乎306.9萬元至923.9萬元,折實呎價由11,042元至13,972元,折實均價12,509元。入場單位實用面積266平方呎。首批單位市值約4.87億元。 「飛揚」第一期首批折實均價約15,050元,長實營業部助理首席經理楊桂玲在記者會上表示,是次開價較第一期首批有折讓,主要考慮景觀座向不同,同時因應市場情況,形容今次價格是「深水炸彈」,非常具吸引力。她稱項目將於本周六(18日)起正式開放示範單位及開始收票,最快下周銷售,短期內將加推單位,不排除一次過推出全部單位銷售。 另外,長實執行董事趙國雄指,本港樓市市況有好轉,成交增加,今次開價吸引是希望幫助市民置業。而集團早前亦相對平價地投得地皮,可增加集團貨如輪盤策略的信心,相信過去兩至三年市場有積壓需求。他又認為雖然市況改善,但亦不希望樓價有太大波動,估計今年樓價或有10%上落。
