《周末樓市》新地(00016.HK)「NOVO LAND」累收逾5,000票 二手成交反彈
剛過去周末(25日及26日)本港新盤市場錄得約50宗成交,其中九建(00034.HK)將軍澳「海茵莊園」售出15伙,涉約8,388萬元,發展商考慮短期內加推。項目2月至今共售出71伙,套現逾4.1億元。至於鼎珮集團持有的長沙灣「睿峰」,及中洲置業沙田「星凱-堤岸」亦分別各錄兩宗成交。
全新盤反應繼續熾熱,新地(00016.HK)屯門「NOVO LAND」第2B期一連兩日加推,昨日(26日)最新加推第三張價單共103伙,實用面積由306至449平方呎,折實價由429.42萬元至629.17萬元起,折實呎價由13,174至14,530元。項目三張價單已推352伙,折實平均呎價13,616元,市值超過25億元。新地副董事總經理雷霆表示,項目已累收逾5,000票,將盡快落實銷售安排。
另外,會德豐地產旗下藍田「KOKO ROSSO」上周五(24日)首輪銷售148伙即日沽清,套現約11.4億元。發展商定於本周三(3月1日)次輪銷售160伙,項目已接獲逾3,000票,超額認購逾17倍。會德豐地產常務董事黃光耀表示,次輪發售單位包括21伙一房戶、139伙兩房戶,實用面積由271至477平方呎,折實價由583.7萬元至967萬元,呎價由17,407至22,642元,平均呎價約18,441元。
二手方面,中原地產十大屋苑本周末錄得24宗成交,較對上周末反彈60%,當中以港島區表現較佳,太古城、康怡花園及海怡半島合共錄得11宗交投,遠高於正有新盤開售的九龍區及新界區。中原地產亞太區副主席兼住宅部總裁陳永傑表示,周末十大屋苑均有交投,成交面廣,反映樓市全面升溫,重拾農曆新年過後的小陽春旺勢。新財政預算案的小減辣,令買家重燃置業意欲,加上市區新盤熱賣,首批單位順利即日沽清,帶動二手交投亦轉旺,料後市持續暢旺。
美聯物業周末十大二手指標屋苑錄得約25宗買賣成交,按周回升約66.7%,連續13周錄得雙位數。美聯物業住宅部行政總裁(港澳)布少明表示,「通關」後樓市已經復常,上周公布的《財政預算案》更主動降低印花稅,為樓市「添一把火」,直接引爆更多購買力,令新盤及二手的周末成交齊齊暢旺。上周五(24日)開賣的藍田新盤銷情理想,另一屯門新盤收票尤其火熱;二手非但未有被新盤搶去注意力,反而有更多上車客藉樓價未回巔峰,搶先入市把握「執平貨」的最後機會,周末多個藍籌屋苑的睇樓量活躍,成交絡繹不絕。
至於利嘉閣地產周末十大指標屋苑累錄15宗二手成交個案,與上周末的15宗相若持平,交投量連續十個周末達雙位數水平。香港置業十大二手指標藍籌屋苑於周末兩日合共錄16宗成交,按周升33%,已經連續四周錄得雙位數水平。
