《本地樓市》世邦魏理仕:現財年賣出住宅地料僅1.33萬伙 降印花稅利好中下價住宅成交
就昨日(22日)公布的新一年度《財政預算案》,就土地供應方面,世邦魏理仕香港估值及諮詢部資深董事郭偉恩回應稱,現年度(22/23)《預算案》,政府預計賣地可建住宅單位有17,940個。但直至現在(2月23日),14幅政府土地,只賣出八幅,而三幅港鐵(00066.HK)招標住宅項目,當中有一幅流標,另外三幅市建局項目就成功批出。
由於可興建單位較政府預算減少大約4,600個,故預計賣出住宅土地只能提供13,300多伙單位。
新一財年(23/24)政府計劃推出的12幅住宅土地,加上地鐵、市建局以及私人重建項目,供應量將處於20,000伙的高水平。但由於發展商需推售大約17,000多伙的剩餘單位,預計發展商持審慎態度,以選擇性策略買地。
至於樓市方面,由於利好因素已出現,但仍處於復甦初段,預計發展商會以低於市價開盤,以測試市場反應。如最近於屯門以及藍田等新盤皆是。至於二手市場,由於一手市場將吸納大部份購買力,預計只會平穩發展。
此外,就調整印花稅的相關措施,世邦魏理仕香港估值及諮詢部資深董事梁顯政回應稱,調整買賣或轉讓住宅及非住宅物業須繳付的從價印花稅(第2標準稅率)稅階,只對適用於首次置業人士。
今次稅階調整可帶動本港中下價的住宅單位交投,預計在今次財政預算案的加持下,大市氣氛會進一步轉好。
是次印花稅門檻的調整會影響住宅及非住宅單位的買賣或轉讓,因此亦會對車位市場有著潛在影響。車位成交價大多在300萬元或以下,所以調整稅階有利介乎200萬元至300萬元的車位成交。
