《本地樓市》美聯:屯門NOVO LAND第2B期首批單位有望即日沽清 加推有提價空間

新地(00016.HK)屯門NOVO LAND 第2B期於公布首張價單,涉及146伙,首批折實平均呎價約13,288元,入場價僅425.51萬元。美聯物業住宅部行政總裁(港澳)布少明表示,是次首批訂價相當吸引,較同區二手價低約一成,,吸引用家及長線投資客,首批單位有望「即日沽清」,延續項目第1期的銷售佳績,並將有加價加推空間。 布少明預期,NOVO LAND為屯門區最大型的私人住宅,將繼續受買家追捧,並預計項目可收逾2萬票以上,有望成為新票王。項目吸引上車客、換樓客等用家外,亦將吸引不少投資者垂青,估計佔比逾三成水平,料日後呎租可達約40元水平,回報率料達3厘。 他表示,本港與內地通關後,已見樓市陽春,成交量急速反彈,本月至今屯門區內二手交投已錄約130宗,逼近1月全月成交量,可見市場購買力已逐步釋放;並估計NOVO LAND第2B期將於3月開售,故本月一手成交錄約1,200宗水平,較上月500宗大幅上升,而3月樓市將進一步升溫,料一手成交可錄2,500宗,至於二手,料2月可錄5,000宗成交,較1月上升約四成,樓價月內或回升2%,今年首季度二手樓價有望回升5%,市場將保持價量齊升。
