《本地樓市》中原:屯門「NOVO LAND」第2B期首批均價較二手低水

第2B期公布首張價單,涉及146個單位,折實平均呎價約13,288元,較去年8月推出的1B期首批折實均價低約5%;根據中原樓市大數據資料,去年屯門區實用面積二手平均呎價下跌約2.9%,今次「NOVO LAND」
第2B期折讓幅度較二手多,足見發展商的誠意,亦顯示積極去貨的決心,相信勢必再次掀起搶購潮,吸引上車客及投資者,料亦吸引不少用家租轉買,預計項目銷情熱烈,之後加推有加價空間。
根據中原樓市大數據資料,2022年屯門區二手實用面積平均呎價僅跌約2.9%,屬18區當中最少跌幅第四位,跌幅明顯少於大市,足見該區物業抗跌力強。同區半新屋苑如珀御、豐連、御半山、菁雋、弦海等在去年9至12月最差時平均呎價約1.5萬元,隨市況回暖,近期半新樓呎價陸續回升至約1.4萬元至1.8萬元不等,今次「NOVO LAND」第2B期首批均價比二手便宜,勢必吸走大批購買力,同時凍結區內以至新界西北二手市場。
陳永傑指,2月樓市復常進度良好,一、二手皆旺。屯門區2月錄約140宗買賣成交(包括居屋),宗數已及正常旺市七、八成,買家以新客居多,顯示大市向好,令潛在購買力獲得釋放。現時入市信心已全面提升,樓價見底回升,加上息口有望見頂,買家驚遲買會貴,故快速入市。
一手方面,2月一手成交暫錄約520宗,已超上月全月約510宗,多個新盤醞釀開售,一手市場氣氛急升,預計本月一手成交量可達1,000宗,創半年新高,預計3月一手成交有望達2,000宗。《財政預算案》公布在即,料樓市減辣機會不大,經過三年疫情的打擊,相信政府會專注引入人才及資金,預計引入人才措施不單對樓市受惠,刺激整體經濟,各行各業受惠。
