《周末樓市》會德豐藍田「KOKO ROSSO」加推68伙 二手交投回落
剛過去周末(18日及19日)本港新盤市場成交持續活躍,錄得逾70宗成交,其中恆地(00012.HK)粉嶺北「ONE INNOVALE」系到兩日累計售出5伙;由Twin City Holdings Limited持有的長沙灣「睿峰」周末沽6伙;中洲置業沙田「星凱-堤岸」昨日(19日)亦售出2伙。
今年第一個開價的市區全新盤、會德豐地產藍田「KOKO ROSSO」反應理想,周末開始收飛以來已獲逾2,500票,最快本周首輪銷售。項目昨晚加推68伙應市,實用面積268至497平方呎,包括21個一房及47個兩房單位,最高12%折扣,折實售價由577.4萬元至987.8萬元,折實呎價介乎17,473元至22,209元,折實平均呎價18,908元,較首批折實呎價17,976元提價約5.2%。
至於華潤置地(海外)及保利置業合作的啟德「澐璟」公布銷售安排第3號,推出118個單位招標,55伙屬全新推出單位,連同63個早前已推出招標的單位,全批均為三及四房正向維港海景單位。項目自推售以來至今累售67伙,成交金額逾32.9億元;已售出的單位當中,三房單位佔約75%,而四房戶則佔約25%。
二手方面,剛過去周末,四大代理行的十大屋苑錄得約12至15宗買賣成交,按周回落三至四成。中原亞太區副主席兼住宅部總裁陳永傑認為,二手市場已消化大量筍盤,不少業主對後市樂觀,降低議價幅度,增加買家入市難度;加上一手新盤接連推出,搶去市場焦點及購買力。不過近期二手睇樓氣氛仍然活躍,市場氣氛正面,不少買家怕遲買會貴,希望盡快入市。
美聯住宅部行政總裁(港澳)布少明表示,兩地全面通關,本港經濟加快復常,樓市氣氛明顯轉趨旺熱,樓價亦逐步回升,新盤亦因此加快應市,連同貨尾盤熱銷,新盤市場掀起新戰幔。隨著樓市信心增強,二手業主叫價趨硬,議價空間收窄,買家需時消化,加上部分購買力重投新盤,均減慢二手交投。美聯周末錄15宗成交,按周回落42.3%,但仍連續12周錄得雙位數水平。
