希慎(00014.HK)料2026年完成加路連山道活化工程 農曆新年後商場人流增加
希慎興業(00014.HK)今日公布全年業績。希慎主席利蘊蓮在網上會議中表示,集團將會對核心物業組合進行大型資產提升工程,包括建立行人通道系統來貫通利園區各建築物,又計劃日後以隧道將多個停車場連接起來,亦會對加路連山道發展項目進行活化工程。財務總監賀樹人補充,預計未來5年為工程投入15至20億元,惟強調實際金額可能會隨著工程進度而有變化。
執行董事及首席營運總監呂幹威透露,加路連山道項目進度正常,並已得到政府批文,目前正進行地基工程,料項目於2026年完成。另外,日後集團將停車場連接後,預計可提供1,200個車位,及可減少7成地面交通。
近日多幅地皮以底價賣出,甚至出現流標,呂幹威表示,過去一年住宅市場並不暢旺,經濟環境自然會在地價上短期反映,不過,樓價及租金會隨著經濟好轉而復甦,認為近日的情況屬於短期波動,集團會繼續以審慎的財務管理作基礎,會在合適的價錢及機會才進行投資。他又相信租金已經沉底,預計今年的租金會較過去兩年有所增長,加上集團正在提升核心項目,料其後租金會有良好的增長。
對於寫字樓市場,利蘊蓮表示,中港通關與寫字樓的表現不一定掛鉤,因為現時寫字樓使用者有所改變,如更多人選出共享工作空間,而且市場上有更多供應,雖然寫字樓市場對重新開放反應正面,但集團仍要觀察能否回到從前的水平。
至於本港與內地通關後,利蘊蓮指,1至2月的時候市場對消費反應正面,但一開始人流並未大幅增加,因為當時正值農曆新年假期,亦有很多港人離港探親或旅遊。新年過後,集團留意到有所上升,惟仍未反彈到2018年水平,相信是由於人流未回復從前水平,而且消費者的意欲及習慣均有改變所致。
