《周末樓市》新盤成交持續活躍 「ONE INNOVALE–Cabanna」再沽19伙
過去周末(4日及5日)本港新盤市場錄得近60宗成交,按周增逾四成。其中,恆地(00012.HK)粉嶺北「ONE INNOVALE–Cabanna」兩日累售19伙,套現近9,000萬元。而九建(00034.HK)將軍澳「海茵莊園」亦錄得九宗成交,涉超過5,500萬元。 另外,信置(00083.HK)及會德豐等發展的西南九龍「維港匯」周末售出5伙,套現逾億元。至於嘉里建設(00683.HK)旗下筆架山「緹山」再以招標形式沽出實用面積1,699平方呎的分層單位,連一車位以7,029.8萬元成交價,呎價約41,376元。 長實集團(01113.HK)長沙灣「愛海頌」盡推餘貨共22伙於本周五(10日)銷售,包括價單出售10伙及招標12伙,價單推出的單位因應市況下調售價,折實減幅約10%至15%。項目周末開放現樓示範單位,集團營業部首席經理郭子威估計有約300組客客參觀,當中九龍區客佔超過五成。 二手方面,中原地產十大屋苑周末錄得22宗成交,較上周13宗上升69.2%,創三周新高,重上20宗以上水平,當中只有美孚新村未有成交。中原地產亞太區副主席兼住宅部總裁陳永傑表示,二手樓市加快回暖,美國聯儲局收窄加息幅度,中港兩地全面通關,買家入市信心轉強,樓市轉勢大局已定。樓市轉旺,筍盤被消化後,買家需追價入市,樓價自低位反彈,相信2月樓市將價量齊升。 美聯物業周末十大二手指標屋苑錄得約23宗買賣成交,按周大升53.3%,並連續10周錄得雙位數水平。美聯物業住宅部行政總裁(港澳)布少明表示,中港全面通關復常,經濟持續復甦,內地客源增加,多個行業受惠,加上香港銀行未有跟隨美國加息,息口有望見頂,樓市勢迎來大反彈。他相信即將有全新大盤登場,誘發購買力釋放,預期2月一手將錄得2,000宗成交,按月飆升3倍,並有望創半年新高;二手成交量亦有望升至5,000宗,有望創19個月新高。 而利嘉閣地產周末十大指標屋苑累錄18宗二手成交個案,較對上周末的17宗按周微升1宗或6%,連續七周錄得雙位數成交。香港置業十大二手指標藍籌屋苑於周末兩日合共錄14宗成交,與上周末8宗比較,按周急升75%,成交宗數重上雙位數水平。
