《本地樓市》經絡:1月份樓花按揭宗數按月增三成半 料今年樓花及現樓按揭宗數先見平穩後回升
根據經絡按揭轉介研究部及土地註冊處最新資料顯示,2023年1月份現樓按揭宗數為5,924宗,較2022年12月份的5,971宗微跌47宗或0.8%。而該月的樓花按揭宗數為209宗,較2022年12月份的155宗增加54宗或34.8%。對比去年同期,2023年1月份現樓按揭宗數比2022年同期13,054宗大減7,130宗或54.6%,創近三年的首一個月新低;20231月份樓花按揭宗數比2022年同期615宗大減406宗或66%,創近十一年的首一個月新低。
經絡按揭轉介首席副總裁曹德明表示,1月份樓花按揭宗數按月有顯著增加,部份為凱柏峰I即供買家上會所帶動。隨著內地及香港放寬防疫措施,香港經濟活動將進一步恢復正常運作,並有利樓按市場,樓市的購買力得以釋放,料今年樓花及現樓按揭宗數先見平穩後回升。
現樓銀行市佔率方面,匯豐銀行重奪冠軍寶座,市佔率為22.5%;中國香港(02388.HK)則下跌1級,以市佔率22.1%排名第二;而恆生銀行(00011.HK)以市佔率達16.5%排名第三;東亞銀行(00023.HK)上升1級排名第四,市佔率達8.3%;渣打銀行下跌1級排名第五,市佔率達6.4%。
樓花排名方面,匯豐銀行連續2個月排名第一,市佔率為28.2%;恆生銀行上升1級排名第二,市佔率達21.5%;中國銀行(香港)下跌一級排名第三,市佔率達19.6%;渣打銀行上升2級排名第四,市佔率為10%;東亞銀行下跌一級排名第五,市佔率達7.7%。
四大銀行及中小型銀行市佔率的差距擴寬,2023年1月份四大銀行現樓市佔率由上月66.9%增加至67.4%,而中小型銀行市佔率則由上月33.1%減少至32.6%。曹德明表示,各銀行已開始爭取今年第一季的按揭業務,並相繼推出各項優惠吸引客戶,客戶將傾向選擇較多優惠的銀行承造按揭。
