恆隆:今年內地及香港商場零售銷售節節上升 仍需時觀察趨勢
恆隆集團(00010.HK)及恆隆地產(00101.HK)行政總裁盧韋柏在業績記者會上表示,旗下香港及內地商場的零售銷售節節上升,其中內地業務今年首月的銷售額,已較去年同期的創紀錄水平更高,但可能是由於去年底的壓抑需求被釋放,因此仍需時觀察增長是否可持續。而香港零售額於去年第四季已回復,本月勢頭亦持續良好。至於寫字樓業務因核心地區的空置率仍高,同樣要時間觀望市場表現,期望未來有更多企業擴張推動需求。
他指,集團是本港與內地雙線發展,對投資機會的規模及地點有一定要求,需符合集團的策略,集團不會因價格便宜就購入,會繼續聚焦中高端項目。盧韋柏認為,本港樓市走勢視乎市場需求,過去半年樓價出現調整,未來中小型住宅的大規模項目亦較多,期望未來市場會平穩發展,對後市審慎樂觀。而目前集團壽臣山項目圖則已進入最後階段,希望盡快獲批,下半年可展開工作。
首席財務總監趙家駒補充稱,香港樓價去年下跌逾10%,但通關有望帶動內地人來港置業,雖然利率上升的確對樓市有影響,但近月銀行同業拆息已見回落,估計未來樓價不會大幅下跌。
另外,董事長陳啟宗提到,集團在香港的業務側重較少,主要集中內地高檔房地產收租業務,所以本港樓價調整的影響不大。由於過去數年市場存在很多不確定性,包括新冠疫情及俄烏戰爭等,因此難以預測市場走勢。
