第一太平戴維斯最新發表2022年第四季香港寫字樓租賃市場報告,指季度甲級寫字樓租金較2019年高位回落多達30%,空置樓面則急增至660萬淨平方呎。 報告提到,甲級寫字樓租金在去年第四季進一步下跌2.3%,九龍東及九龍西的跌幅較溫和,分別跌1.5%及1.6%;港島區則跌幅較大,灣仔/銅鑼灣按季跌3.5%,港島東則跌3.3%。而甲廈租金在去年全年下跌7.6%,目前租金水平較2019年高位下跌了31.4%。 另一方面,報告認為市場空置率亦由2021年年底的9.9%,上升至去年年底的10.4%,淨空置空間達到660萬平方呎。去年內落成的380萬淨平方呎甲級寫字樓空間中,截至年底僅有19%獲預先承租,因此,本年市場供應除計劃年內落成項目的190萬平方呎空間外,還包括來自去年供應的額外310萬平方呎空間。儘管今年企業承租空間有可能回升至130萬平方呎,即2011年至2019年的每年平均水平,今年年底總空置空間料仍將達到978萬平方呎,空置率為14.2%。 報告又提到,雖然通關及復常後商機看漲,但本年寫字樓供應仍處於高位,加上本港及內地經濟前景仍存在憂慮,在好淡因素爭持下,預計今年寫字樓租金仍將下跌10%。而即使吸納量回升,預計在未來供應較多及目前空置率較高的地區,其租金將可能受壓而出現較大折讓。(ek/u) ~
