《大行報告》摩通:國企內房銷售復甦步入正軌 偏好中國海外(00688.HK)、潤地(01109.HK)、保利物業(06049.HK)及中海物業(02669.HK)
摩根大通發表報告,引述易居旗下克而瑞研究統計指,去年百大內房企業合同銷售按年42%,但同業間分歧巨大,國企內房僅按年跌16%,未有營運壓力民營內房按年跌43%,出現營運壓力民營內房按年跌67%。單計12月份,百大內房企業合同銷售按年跌30%,較11月的按年跌25%擴,但國企內房復甦上軌道,合同銷售平均按年升5%。
該行認為,整體內房銷售疲弱情況將多持續數個月,受新冠疫情爆發影響,顯著復甦要待今年第三季。該行偏好國企內房及相關股份,譬如中國海外(00688.HK)、華潤置地(01109.HK)、保利物業(06049.HK)及中海物業(02669.HK)。
摩通指,縱使基於任何內房調控政策放鬆消息,尤其在流動性支援方面,投資者應策略性地買入未有營運壓力民企內房作短線買賣,譬如龍湖(00960.HK)、碧桂園(02007.HK)、碧桂園服務(06098.HK)、新城發展(01030.HK)及新城悅服務(01755.HK)。
